11. 12” I-Beam Joist. (Straighter and Stronger – pre dried)- Pre-Dried to 8%, I – Joist beams are pre-engineered to produce the ultimate structural span and capacity with less shrinkage and movement.
12. Insulated Corner Studs. The use of a California corner helps to insulate the corner of the house.
13. Continuous Attic Ventilation. Air comes in through the continuous soffits, and gets pushed through the use of a waffle board. It then escapes through the peak of the roof through the use of the continuous ridge vent.
14. Insulated Treated Plates. On the foundation, Granite Ridge Builders uses a combination of a black jack adhesive, sill sealer foam, more black jack adhesive, and a sill plate that is treated with a borate chemical that helps prevent bugs and water from entering the home.
15. Andersen High Performance Windows (Argon, LoE & Titanium Dioxide). Granite Ridge Builders offers, as a standard, a double pane glass with a sealed air space, filled with an argon gas, slowing the passing of hot and cold air.
16. Seer 13 A/C Units with heat pump. Granite Ridge Builders offers, as a standard, a dual fuel heating system, combing the use of gas and electric heat pump to heat and cool your home.
17. Air Quality Experts (Whole house air cleaners standard). The Trane Clean Effects whole house cleaner removes up to 99.98% of allergens from the filtered air and Traps particles down to .3 microns in size. It is up to 100 times more effective than a standard 1” filter.
18. Vinyl in Baths (Not Carpet). Armstrong vinyl in baths, will not rip, tear, or gouge from the normal household use. It will not permanently indent when proper floor protectors are used, and will not discolor form moisture or underlayment panels.
19. High Speed Wiring (Cat 5e & RG6). This wiring system can be expanded for extra phone and TV outlets and includes all terminations and module hookups.
20. Upgrade Trane Furnace (Not Builders Grade). The dual fuel heating system may consist of an Xli heat pump outside and a 2-stage gas furnace, indoor cooling coil, electronic air cleaner and a programmable thermostat.
21. 12” Overhang on Gable Ends. Appropriately sized roof overhangs have two major benefits: They keep unwanted, hot summer sun from heating a home, and they help protect the home from moisture damage caused by precipitation.

26. Shingles (Nailed, not Stapled). We nail our shingles to prevent blow offs, while stapled shingles can give wiggle room for blow offs to occur.

28. Proper Grading on Property. We grade and seed all lawns that we install.
29. 5/8” Drywall on ceilings (Prevents Bowing). 5/8” is thicker than the ½” provided by most prevents bowing and creases in the ceilings.
30. Correct primer on walls to achieve the true color of paint.
31. Driveways are sealed.
32. Proper Sub-floor under all hard surface materials. The use of a ¾” tongue and groove sub-floor. It aligns easily and consistently. Better finished floor for vinyl, ceramic, and wood because it is less likely to warp or delaminate.

36. Custom Grabill or Schmucher Cabinets. Grabill provides supreme custom cabinets, with up to 75 different door styles, 70 standard finishes and 35 antiqued specialty colors. Schmucher Amish Craftsman Cabinets are true “Custom” Cabinets, with knife hinges, and an adjustable base cabinet shelf.
37. Stick Built Rafters, allowing on-site adjustments. This means the roof is built on-site, rather than manufactured, then brought to the job site where it is hard to make adjustments.
38. 3 ¼” Standard Base Trim.

46. Concave, or Tooled, Mortar joints between exterior bricks to prevent freezing. The mortar is tooled or concave, for a weather-resistant mortar joint compressed and shaped with any tool. A curved, hollowed mortar joint formed by a rounded bar.
47. Anti-siphon freeze- proof water spigots. Eliminates pipe rupture during freezing conditions, even if pipe is left on.
48. High quality concrete mix developed exclusively for Granite Ridge Builders. With Granite Ridge Builders high quality concrete, we also broom finish with 4” smooth round edge. This helps prevent chipping and damage to the edge. The broom finish creates a durable non-skid surface. Sawed control joints-used on all driveways to direct random cracks.
